Why a BER Cert Matters
A Building Energy Rating scores a property’s energy performance on a scale of A1 (best) to G (worst). Since 2009 a valid BER is legally required when you sell, rent or advertise a property, and from 2022 it is also mandatory for most SEAI home‑energy grants.

Q50’s BER Assessment Service

1. On‑site survey – We record floor areas, fabric build‑ups, window specs, ventilation strategy and renewable systems. For commercial buildings we log lighting and HVAC details.
2. Energy modelling – Using DEAP 4 (dwellings) or NEAP (non‑domestic) software, we calculate primary energy use, COâ‚‚ emissions and the provisional rating.
3. Certificate & Advisory Report – Within 48 hours you receive the official BER Certificate, lodged on the SEAI database, plus an easy‑to‑follow report outlining cost‑effective upgrades to reach the next rating band.
